In some situations, we will need to gather additional information. We will research your property and discuss all the details with you. We may be able to make you an offer right over the phone, or in most cases we will schedule a time with you to view the property and make you an offer!

Q. Am I under any obligation to sell my home if I fill out your Property Information Form?

No! There is no obligation on your side! We will simply review the information, make you an offer, and you choose to accept or reject it, totally your choice!

Q. Is my information kept confidential?

Q. If I know of another property your company may want to buy, do you pay a referral fee?

YES! Maybe there is a vacant house on your street or you know someone who needs and wants to sell their home, please refer them to us! Better yet, provide us their information and we will do all the research and make an offer. In some cases we will pay you up to $1,000 for a referral! Contact us directly to discuss the terms.

Q. How can you solve problems when real estate agents can’t?

You know how your family doctor sometimes has to refer you to a specialist? Well, think of us as the “specialist” when it comes to unusual real estate situations. Real estate agents can handle many straightforward home sales, but they have their rules and limits. If a family comes along that does not fit into those rules, then they say “Sorry, we can’t help you.” Because we’re the specialists in dealing with difficult credit problems, small down payments, and other issues, we pride ourselves in finding solutions when others just throw up their hands.

Q. How do I know I can trust you?

We’re not asking you to trust us “blindly”. Everything is spelled out to the letter and we approve the agreements together. This process takes about a two hours and we believe you’ll be happy with the paperwork. Once approved, all contracts are binding taking all the guesswork out. You don’t need to trust us just yet, just get it in writing, and then decide.

Q. My credit’s pretty bad…can you still help?

Usually we can. You will need steady income; we look at your situation as a future event. There are cases where we simply can’t help but if you have steady income or potential for steady income, we can usually help. Chances are we’ve helped people with bigger credit problems than you have. We’ll be able to tell you quickly whether we can help with your situation.

Q. How does your “Rent to Own” Program work?

The way it works is you move into the property once everything is agreeable and enjoy the benefits of living there. A portion of your monthly installment goes toward your eventual mortgage on the home.

Yes, you read that correctly: You get to move into a nice home; invest in that home while repairing your credit, or decide whether you want to buy the home. We “lock in” today’s purchase price for the home and a portion of your installment goes toward your mortgage. That means you don’t have to sweat whether home prices are growing faster than your ability to get a good mortgage.

There is a time frame on getting a mortgage anywhere from 2 to 7 years depending on your approval. We refer you to a credit repair company in the meantime and show you a road map on what needs to take place in order to get a mortgage. Once the time frame is over the principal balance can rise .05 percent per month until the mortgage is attained.
